This is the last Will and Testament of me MARY ANN HIRONS of 296 Central Park Road East Ham in the county of Essex widow
1. I hereby revoke all wills and testaments by me at any time heretofore made and declare this to be my last will and testament
2. I appoint my friend JOSHUA SEPTIMUS WARD of 2 Belgrave Road Wanstead in the county of Essex Gentleman and my nephew HARRY OWENS of Plumstead in the county of Kent Mechanic EXECUTORS and trustees and they are hereinafter referred to as my trustees
3. I give and bequeath the following legacies that is to say to my niece LOTTIE HIRONS the sum of fifty pounds ot my niece CISSIE DUNCOMBE the sum of fifty pounds to my niece NELLIE OWENS the sum of fifty pounds To my great niece DOROTHY OWENS the sum of fifty pounds to my friend WILLIAM OWENS Senior provided that he shall be living at the date of my decease the sum of twenty pounds
4. I give and devise to my nephew the said HARRY OWENS my freehold premises number 296 Central Park Road
5. I give and devise to my niece ALFREDA HIRONS my three freehold premises numbers 7 13 and 15 Hooper Road Custom House
6. I give and bequeath to my trustees Upon trust for my great niece OLIVE ALFREDA MARY HIRONS one hundred and fifty pounds of war loan and I direct that my trustees shall expend the dividends and income to be derived from the said war loan for the benefit of my said niece and shall transfer the same to her for her own use and benefit upon her attaining the age of twenty one years
7. All the rest residue and remainder of my real and personal estate whatsoever and wheresoever situate I give devise and bequeath unto my trustees Upon trust that my trustees shall sell call in and convert into money the same or such parts thereof as shall not consist of money and with and out of the monies produced by such sale calling in and conversion and out of my remedy moneys shall pay my just debts funeral and testamentary expenses and the legacies bequeathed by this my will or any codicil hereto and shall stand possessed of the residue of the said monies Upon trust to pay and divide the same unto and equally between my brother in law JOSEPH HIRONS my sister in law ALICE WEBB and my nephews WILLIAMS HIRONS ARTHUR MONK and EDWARD MONK share and share alike

THIS IS A FIRST CODICIL to the last will and testament of me MARY ANN HIRONS of 296 Central Park Road East Ham in the county of Essex widow which said will bears date the second day of December one thousand nine hundred and nineteen Whereas by my said will I gave devised and bequeathed unto my trustees all the rest residue and remainder of my real and personal estate whatsoever and wheresoever situate being that portion of my estate not disposed of by my said will and whereas included in such residue is the whole of my household furniture and effects And whereas it is not my desire that my said household furniture and effects shall be sold in their entirety but that the same shall be disposed of in manner hereinafter appearing
1. In addition to the legacies and bequests contained in my said will I hereby give and bequeath (a) to my niece NELLIE OWENS a single bedstead and bedding my best tea service six wine glasses my dining room sideboard small centre table and two wicker chairs (b) to my great niece DOROTHY one small ring (c) to my brother in law JOSEPH HIRONS the photograph in the front bedroom of my late husband and an elder down quilt (d) to my niece CISSIE DUNCOMBE two glass decanters white marble washstand with toilet set marble clock in dining room harmonium sewing machine white silk shawl the bedstead and bedding in my front room the over mantel in the drawing room the table and mirror in the back room and the oilcloth and mate in my front bedroom (e) to my niece LOTTIE HIRONS my gold watch and chain black silk dress gold brooch ruby and pearl ring black and white petticoat and black petticoat (f) to my niece LIZZIE WARD my front bedroom suite my washstand toilet set and trinkets six tumblers two groups of Marine shells under glass covers my foot bath large glass dish and glass cupboard in the kitchen (g) to my niece ALFREDA HIRONS the photograph in my drawing room of myself and my late husband with the picture of a ship also in my drawing room the bedstead and bedding in the back room the large clock in the kitchen all my late husbands engineering and other tools the chest of drawers in the back bedroom and the oilcloth in the dining and drawing room together with all my household linen not otherwise disposed of (h) to my niece ELIZABETH WARD and ALFREDA HIRONS in equal shares all my crochet work
2. I give and bequeath to my nephew RICHARD OWENS the sum of fifty pounds
3. In all other respects I confirm my said will IN WITNESS WHEREOF I have hereunto set my hand this nineteenth day of December one thousand nine hundred and nineteen MARY ANN HIRONS her X mark – Signed by the testatrix the said MARY ANN HIRONS by making her mark hereto as and for a first codicil to her will dated the second day of December one thousand nine hundred and nineteen in the presence of us both present at the same time who at her request in her presence and in the presence of each other have hereunto subscribed our names as witnesses the said MARY ANN HIRONS being through infirmity unable to write made her mark hereto the codicil having been first clearly audibly and distinctly read over to her when she appeared thoroughly to understand the same – E B MITCHELL Solicitor 4 Romford Road Stratford – R W THORNTON his clerk
ON the 24th day of April 1920 Probate of this Will with one codicil thereto was granted to JOSHUA SEPTIMUS WARD and HENRY GEORGE FRY OWEN the Executors
