This is the last Will and Testament of me ROBERT HOUSE of 63 Broadway Ealing in the county of Middlesex Corn and flour dealer

I give my dear wife SARAH ANN HOUSE the sum of fifty pounds to be paid to her as soon as possible after my death to meet her immediate necessities  I also give to my wife absolutely the household furniture plate linen china glass books pictures consumable stores and other household effects in or upon our dwellinghouse at the time of my death

I appoint my said wife and JAMES CHAUNDLER of Ealing aforesaid contractor EXECUTORS and trustees of this my Will  I give devise and bequeath all the rest residue and remainder of my real and personal estate unto my said wife and the said JAMES CHAUNDLER (who are hereinafter referred to as my said trustees) upon trust to continue to carry on my business of a corn and flour dealer hay and straw merchant at Ealing and wherever else I may be carrying it on at the time of my decease until the younger of my two sons shall attain the age of twenty one years with liberty for my said trustees to use and employ in the said business such part of my residuary estate or the proceeds thereof as they may think fit and with liberty for that purpose to resort to any accumulation of income or profits which may have arisen under the direction to accumulate hereinafter contained and with liberty also for my trustees to employ any or either of my said sons or any other person or persons to be the manager or managers of the said business and also to employ such assistants and servants in the said business and to pay or allow to such manager or managers assistants and servants such salaries and wages and generally to conduct and carry on the said business in such manner as my said trustees shall in their discretion think fit

And I declare it to be my wish that the books of account of my said business shall be balanced and accurate balance sheets extracted at least once in every six months and that the same be audited and certified by some duly qualified chartered accountant and subject to the direction hereinbefore contained in relation to the carrying on of the said business I direct that my said trustees shall sell and convert into money my residuary real and personal estate or such part thereof as shall not consist of money and shall out of the monies to arise from such sale and conversion and out of my ready money pay my funeral and testamentary expenses and debts and the legacies hereby bequeathed and shall invest the residues of the said moneys in such modes of investment as the law may for the time being authorise for trust funds and also upon the ordinary stock of any English or Scotch Railway Company which has paid dividends averaging five per cent per annum on such ordinary stock for the ten years preceding such investment in the ordinary stock of any of the London Water Companies or in the purchase of freehold ground rents and may vary and transpose all such investments for others of a like nature

And I further declare that until the youngest for the time being of my said two sons shall attain the age of twenty one years my trustees shall out of the income of my residuary estate or the investments for the time being representing the same (including as part of such income the profits arising from the said business) in the first place pay to my said wife so long as she shall remain my widow for her own use the annual sum of two hundred and fifty pounds by monthly or quarterly payments as may be most convenient she thereout maintaining and educating such of my children as shall for the time being be under the age of twenty one years and if my said wife shall die or marry again before all my children shall have attained the age of twenty one years then my trustees shall out of such income pay or apply such annual sum as they may think fit for or towards the maintenance and education of such of my children as shall for the time being be under the age of twenty one years and shall accumulate the surplus of the said income in the way of compound interest

And I further declare that when the youngest for the time being of my sons shall have attained the age of twenty one years my trustees shall offer in writing my said business for sale to whichever of my said sons shall be engaged in it or to both of them as partners in equal shares if both shall be so engaged  If either of them shall not within ten days from the making of such offer accept the same in writing the business shall be sold to the other and if both shall neglect or refuse to accept such offer in manner aforesaid my said trustees shall sell my said business to such person or persons and in such manner as they shall think fit And I direct that if either or both of my sons shall purchase my said business the price to be paid by him or them therefor shall be ascertained by the valuation of two indifferent persons one to be named by my said trustees and the other by the purchaser or purchasers or in case of their disagreement by an Umpire to be chosen by such two valuers  And if either party shall fail to name a valuer or to notify it in writing to the other party for the space of ten days after the day on which the offer shall be accepted or if the valuer named by either party shall refuse or neglect to act then the valuation shall be made by the other party alone

And I further declare that if either or both of my sons shall purchase my said business he or they shall make payment therefor at such times and in such manner as my trustees having regard to all the existing circumstances may in their discretion think best provided nevertheless that any portion of the purchase money not paid in cash on completion of the purchase shall remain a debt from the purchaser or purchasers to my estate for any period not exceeding seven years from the time of completion and shall be secured in the meantime with interest thereon after the rate of four pounds per cent per annum in such manner as my trustees may deem proper and the interest or interests of the purchaser or purchasers under this my Will in my residuary estate or the proceeds thereof shall stand charged with all or any of the said purchase money with interest thereon as aforesaid provided always that no purchaser shall be bound to see or enquire whether the business has been offered to my sons or not nor shall his title be impeached by reason of any failure or neglect on the part of the trustees in regard thereto

And I declare that upon my youngest son attaining the age of twenty one years my trustees shall stand possessed of my residuary estate (including the proceeds of sale of my said business) in trust to pay the annual income thereof to my said wife so long as she shall remain my widow and upon her second marriage or death whichever shall first happen in trust to divide the same and any accumulations or arrears of income thereof among all my children who being sons shall attain the age of twenty one years or being daughters or a daughter shall attain that age or marry in equal shares

And I empower my said trustees to postpone the sale and conversion of my real and personal estate or any part thereof for so long as they shall think fit and in the meantime to let or demise any real estate or chattels real for any term of years and in such manner as they may think fit. And I direct that the power to appoint a new trustee or new trustees of these presents shall vest in my trustees hereby appointed during the widowhood of my said wife and after her second marriage or death in the said James Chaundler or other the surviving or continuing trustees for the time being
